OUR Policies

Cancellations made prior to 30 days prior to arrival will receive a 75% refund of deposit. Cancellations made within 30 days of your reservation will result in forfeiture of full deposit.

We require a 50% deposit to make a reservation. The remaining balance is due at check-in. We accept cash and all major credit cards: American Express, Discover, MasterCard & Visa. When permitted, one night stays must be paid in advance.

Flamingo Resort is a private family resort. For guest enjoyment and benefit, only registered guests limited to the maximum number in your rented unit are permitted. If you plan to have friends or family join you on vacation, we suggest you do so in a public area, beach, amusement park, or restaurant. Violation of this policy is subject to cancellation of reservation without refund.

Guest arrival is 4:00 PM to allow our staff adequate time to prepare your accommodations. You are welcome to call during the afternoon of your check-in date to check if your unit might be ready prior to 4pm.

Please do not arrive prior to 4:00 PM without calling the office first. If you do arrive without calling, you will be asked to come back when your unit is ready. Our staff needs time to clean the units and property between guests.

Departure from rooms and property is 10:00 a.m.

Flamingo Resort does not provide daily housekeeping services. All units are cleaned and inspected prior to guest arrival and after their departure. All weekly rentals will also be cleaned mid-stay. All guests are responsible for the cleanliness and upkeep of their unit. Guests whose unit requires excessive cleaning upon their departure will be charged a minimum $250.00 penalty fee to the credit card on file—this fee is also applicable to units guests have smoked. While there is no daily housekeeping, we provide towel exchange on Mondays, Wednesdays and Fridays.

All rooms are equipped with Heat, A/C, Cable TV, Refrigerator, Microwave, Upgraded Fiber Optic Wireless Internet

Studio and 2 – 4 Beds include full service kitchens with dishes, cooking utensils, toasters, coffee maker.

All guests are welcome to use: both heated pools, private beach, fire pits, jumping bridge, waterfront sundeck and boathouse sundeck, L.L. Bean paddle boards, L.L. Bean kayaks, picnic & BBQ areas and all recreational facilities.

Common outside spaces are available to guests on a first come basis.

For day use only – tents and umbrellas will be permitted by the waterfront beach and grass area – and not permitted to remain overnight.

At no time – are tents and large inflatables permitted on the waterfront deck or green space circle located near the office.

Staff will remove all personal belongings from the waterfront, beach and pool areas on a nightly basis, to reset and provide all guests with the best experience.

Parking Policy
Parking is limited based on the following:

Standard/ Studio rooms: 1 vehicle max
2 Bed Suites: 2 vehicle max
3 – 4 Bed Suites: 3 vehicle max

Please notify the office if you need additional parking. Each extra vehicle space – $30 Per Day / $100 Per Week
